The situation

Where the off-the-shelf model breaks.

An owner or broker managing a handful of properties keeps the whole operation in working memory and a phone. Rent due dates, who has paid, which lease renews next month, whose deposit is owed back, which property tax falls due, all of it lives in WhatsApp threads, a receipt book, and a spreadsheet that is only ever half current. It works until the portfolio grows, and then a missed renewal or an unclaimed arrear is real money, and the answer to a simple question takes an afternoon of scrolling.

Off-the-shelf property software asks you to run your portfolio the way its data model expects, charges a monthly fee for every unit whether occupied or not, and keeps your records on someone else's server. For an owner-operator that trade is backwards.
